Commercial Construction Estimator / Business Development Manager
Job Description
LSWORKS LLC seeks a hands-on Commercial Construction Estimator and Business Development Manager to identify opportunities, produce estimates, and cultivate client relationships. This full-time, onsite role is based in Orland Park, Illinois.
Responsibilities
- Assess commercial construction opportunities from PlanHub and other bid sources
- Evaluate projects and support bid versus no-bid decisions
- Review drawings, specifications, scopes of work, and addenda
- Prepare conceptual budgets, detailed estimates, and proposals
- Solicit pricing from subcontractors and vendors
- Coordinate with subcontractors to ensure comprehensive bid coverage
- Engage with owners, architects, property managers, developers, and clients
- Follow up on submitted proposals, estimates, and active opportunities
- Assist in scheduling site walks, pre-bid meetings, and client meetings
- Maintain an organized pipeline of leads, active bids, submitted proposals, awarded projects, and lost opportunities
- Help establish new business relationships and maintain contact with past clients and project partners
- Collaborate with company leadership to align estimating and business development with strategic goals
Requirements
- Experience in commercial construction estimating, preconstruction, project management, or business development is preferred
- Ability to read and interpret construction drawings, specifications, and scopes of work
- Knowledge of commercial tenant improvements, renovations, office buildouts, retail, restaurant, or facility projects is a plus
- Strong communication, organization, and follow-up capabilities
- Comfort in conversations with owners, architects, subcontractors, vendors, and clients
- Ability to manage multiple bids, deadlines, and opportunities concurrently
- Experience with PlanHub, Bluebeam, Excel, Procore, BuildingConnected, or similar construction software is advantageous
- Bachelor’s degree in construction management, engineering, business, or related field is preferred but not required
- Equivalent hands-on construction experience will be strongly considered

The organization is seeking a motivated Commercial Construction Estimator / Business Development Manager to manage the front-end project pipeline, estimating process, and client relationship development.
Role Description
The role combines estimating and business development to identify, qualify, estimate, and follow up on commercial construction opportunities. It is a hands-on position requiring review of project leads, evaluation of bid opportunities, preparation of estimates and proposals, communication with owners and architects, coordination with subcontractors, and relationship-building to secure future work. The ideal candidate will understand commercial construction, be adept at reading plans and specifications, and communicate effectively with clients, architects, property managers, developers, and subcontractors.

Compensation
- Compensation will be based on experience
- Pay: $70,000 – $100,000 per year, depending on experience, with potential performance bonus
