Business Development Manager – Homeowner Partnerships
Job Description
STAY is looking for an in-office Business Development Manager to grow the company’s homeowner partnership pipeline. This individual contributor role centers on identifying, pitching, and onboarding homeowners onto the STAY platform for short- and long-term rental property management, with a base-plus-commission compensation structure.
Working from Los Angeles, the role combines direct outreach with consultative sales and agreement negotiation. You will be responsible for turning active conversations into signed property management partnerships while partnering with operations to ensure a clean handoff once properties are onboarded.
What you’ll do
- Proactively identify and reach out to prospective homeowners to bring their properties onto the STAY platform.
- Explain STAY’s property management services clearly and persuasively, answering owner questions and objections to close new partnerships.
- Negotiate and finalize property management agreements with homeowners, ensuring commission and fee terms are documented in writing.
- Collect commission fees from homeowners at the time of signing wherever possible, in line with company policy.
- Keep detailed, up-to-date records of prospects, active negotiations, and closed deals.
- Partner with the operations team to support a smooth handoff for newly onboarded properties.
- Meet or exceed monthly targets for new property acquisitions and portfolio growth.
- Report pipeline status, closed deals, and monthly performance to management.
What you bring
- Proven experience in sales or business development, ideally in real estate, property management, or short-term or vacation rental industries.
- Real estate agent experience or licensing is a strong plus.
- Strong negotiation and closing skills, with the ability to structure and finalize agreements confidently.
- Excellent communication skills and comfort engaging directly with property owners at all levels.
- Self-motivated, results-driven mindset with a track record performing well on a base-plus-commission structure.
- High organization and the ability to manage multiple prospects and deals simultaneously.
- Familiarity with the vacation or short-term rental market is a strong plus.
Compensation and terms
- Base pay: $750 per week
- Commission: $500 per standard property signed; $1,000 per luxury property signed
- Performance bonuses: $400 for properties earning up to $20,000/month; $800 at $20,000+; $1,200 at $30,000+; $1,600 at $40,000+ in average monthly earnings
- Payment timing: Commission is paid immediately when collected upfront from the homeowner at signing; if not collected upfront, commission is paid once the property begins generating rental income
- Earning potential: base plus commission can reach $3,500+ per week for motivated performers, with upside increasing based on the number and value of properties closed
