Director of Business Development
Job Description
The Director of Business Development at 8G Construction will focus on evaluating and winning projects through development and construction expertise, building a pipeline across Texas rather than executing direct sales. This hybrid role is based in Waco, TX and supports growth in self-storage while expanding into new verticals with close involvement from ownership.
Role Overview
In this position, you will develop relationships that help identify opportunities early, support feasibility and due diligence with real information, and coordinate with project managers to convert prospects into proposals and signed contracts. The goal is to strengthen the self-storage pipeline, open new markets, and expand project sourcing capacity into additional verticals.
Key Responsibilities
- Build and own relationships with developers, investors, brokers, lenders, and design partners across Texas.
- Grow the self-storage client base with REITs and private developers.
- Identify and open new markets for 8G, beginning with flex and small-bay industrial.
- Get in early on projects by supporting site feasibility, due diligence, conceptual budgets, and schedule inputs so owners can make go or no-go decisions with accurate information.
- Partner with project managers to turn opportunities into proposals and signed contracts.
- Represent 8G at industry events, associations, and community touchpoints related to where projects are built.
- Own the pipeline and report progress so ownership has clear visibility into current status.
Required Qualifications
- Experience in commercial construction or real estate development, including paths such as GC project management, preconstruction, estimating, development management, or owner’s rep work.
- Ability to read site plans, surveys, and drawings, and discuss how projects are priced, scheduled, and delivered.
- Understanding of development economics, including land basis, entitlements, yield on cost, and how financing influences decisions.
- Strong communication and negotiation skills, including the ability to hold difficult conversations while maintaining relationships.
- Self-starter mindset with comfort building from scratch inside a small, fast-growing company.
- Degree in Construction Management, Engineering, Real Estate, Business, or equivalent experience.
Compensation & Benefits
Base salary: Up to $120,000 per year, depending on experience.
Bonus target: 67% of base at target, with an uncapped structure.

Bonus Program
Incentives are tied to the work you bring in, not to activity. The program includes four components:
- Origination: 1.5% of contract value on every project sourced and closed. Paid 20% at contract execution and the remainder at substantial completion.
- Profit share: 5.00% of net profit on projects you originated, paid at job closeout.
- New vertical: $15,000 on the first signed project in a vertical you open.
