Job Description

The Sales Director at Garden Plaza at Lawrenceville leads the community's sales efforts onsite in Lawrenceville, GA. The role involves developing quarterly marketing plans, driving occupancy, managing referral networks, and upholding Century Park standards, reporting to the Executive Director.

Responsibilities

  • Develops and executes the communitys strategic marketing plan, measuring its effectiveness).
  • Manages budget, labor, and expenses using a spend down approach for department costs.
  • Maintains an accurate and current leads database and waitlist.
  • Keeps the local market primary and secondary referral sources list up to date.
  • Ensures timely and accurate marketing and sales reporting.
  • Performs annual and as-needed competitive analyses within the local market.
  • Audits current residents to identify prior residence locations before moving in.
  • Performs demographic analyses to locate regions with high prospective resident concentrations.
  • Works to increase overall resident census and reach occupancy targets.
  • Cultivates relationships with referral sources outside the community.
  • Closes sales effectively with prospective residents and their families.
  • Raises awareness of the community and Century Park within the local area.
  • Engages in local events such as marketing events, health fairs, and civic activities.
  • Plans and hosts marketing and waitlist events; coordinates resources accordingly.
  • Communicates upcoming marketing events to relevant staff members.
  • Creates and guides customer centered tours for inquiries.
  • Oversees inquiry follow-up processes to convert leads into residents.
  • Participates in regional conference calls with other Sales Directors and company leadership.
  • Recruits, trains, evaluates, supervises, and counsels the sales team.
  • Schedules department hours to align with community needs.
  • Exercises independent judgment in day-to-day decision making.
  • Maintains reliable transportation and willingness to travel if required.
  • Demonstrates strong written and verbal communication skills.
  • Possesses valid driver license and satisfactory driving record per standards.
  • Proficient in Microsoft Word, Excel, and Outlook.
  • Shows an outgoing, energetic demeanor with keen listening and persuasive abilities.
  • Exhibits expert knowledge in the field and industry practices.
  • Capable of working with minimal supervision and making independent decisions.
  • Understands the urgency of occupancy growth and building referrals and new business lines.
  • Implements and interprets sales department programs, goals, and procedures.
  • Follows through with prospective and referral leads and marketing initiatives.
  • Delivers high quality customer service and hospitality to prospects and residents.
  • Demonstrates networking, account management, and quick rapport-building skills.
  • Maintains confidentiality of proprietary information and adheres to policies.
  • Upholds Century Park Code of Ethics and completes required compliance training.

Requirements

  • Bachelor's degree in marketing, public relations, or a related field from an accredited institution, or equivalent experience.
  • Minimum one year of sales experience, with three years preferred; senior living experience is a plus.
  • Reliable transportation and willingness to travel as needed.
  • Excellent written and verbal communication skills.
  • Valid driver's license with a satisfactory driving record per standards.
  • Proficiency in Microsoft Word, Excel, and Outlook.
  • Outgoing, energetic personality with strong listening and persuasive abilities.
  • Expert knowledge in the field of practice.
  • Ability to work with little supervision and make independent decisions.
