Business Development Director
Job Description
CIETO Cabinetry is hiring a Business Development Director to drive growth for its Multifamily & Builder division. This hybrid role is based in Philadelphia, PA (19106) and supports projects across Philadelphia, New Jersey, New York, Maryland, and Virginia. You will build a qualified pipeline, earn vendor-list approvals, and position CIETO for repeat cabinetry and millwork opportunities.
Compensation: $80,000 - $220,000 per year (base salary $70,000 - $90,000) with 3% commission on closed revenue. OTE: $160,000 - $220,000+. Annual bonus: $5,000 - $10,000 based on performance.
What you’ll do
- Develop and maintain relationships with developers, builders, general contractors, architects, ownership groups, construction and project managers, purchasing contacts, and pre-construction teams.
- Generate new business opportunities across multifamily, mixed-use, residential, and builder-driven projects in the multi-state region.
- Prospect through cold calling, networking, and meeting scheduling, then deliver in-person or virtual presentations to key decision-makers.
- Build long-term strategic account relationships designed to produce repeat project opportunities.
- Lead efforts to get CIETO added to developer, builder, general contractor, and architect vendor lists, including supporting vendor review, qualification, and onboarding.
- Secure invitations to bid and RFP opportunities, project drawings, product presentation opportunities, and vendor-list approvals.
- Develop architect and GC networks so CIETO is consistently introduced to upcoming project opportunities.
- Track RFPs, bid opportunities, upcoming construction projects, and active development pipeline activity.
- Identify projects where CIETO can provide cabinetry, kitchens, closets, vanities, and related millwork/cabinetry solutions.
- Coordinate internally so estimating and leadership teams receive drawings, elevations, finish schedules, scope details, target pricing feedback, and bid information.
- Maintain organized CRM and pipeline records for prospects, contacts, opportunities, bid status, follow-up dates, and next steps.
- Participate in proposal review and/or descope meetings with the project manager or senior project manager, in person or virtual.
Who you are
- Experience in construction, multifamily development, cabinetry, millwork, building materials, architectural product sales, or a closely related field.
- Ability to open doors, manage strategic accounts, and convert project opportunities into closed revenue.

Pipeline quality expectations
A qualified pipeline opportunity should include, whenever possible:
- Project name and estimated quantity
- Project location
- Expected project start date or construction timeline
- Key contacts (owner, project manager, senior project manager, pre-construction manager, or purchasing contact)
- Bidding details (kitchens, closets, vanities, drawings, elevations, and finish schedules)
- Proposal review or descope meeting details with the project manager or senior project manager (in person or virtual)
- Target pricing or price feedback from the client
- Contract negotiation status and next steps
