Job Description

Beeson Hardware & Lumber is seeking a Business Development Install Manager to develop, sell, and manage turnkey installed-sales projects across the Piedmont Triad. This is an outside sales and installer coordination role focused on project completion oversight, not hands-on installation labor.

Role Overview

The Business Development Install Manager will identify new installed-sales opportunities, build relationships with key partners, develop estimates and proposals, recruit and evaluate qualified installers, and manage sold projects through completion. The manager serves as the primary point of contact for customers and the primary management contact for installers to support delivery according to approved scope and Beeson quality expectations.

Key Responsibilities

  • Identify, prospect, and develop new installed-sales opportunities throughout the Piedmont Triad.
  • Build and maintain relationships with general contractors, home builders, remodelers, developers, property managers, commercial customers, and existing Beeson customers.
  • Conduct outside sales calls, contractor meetings, customer consultations, and jobsite visits.
  • Sell complete building materials alongside professional installation solutions.
  • Develop estimates, proposals, project scopes, and customer presentations.
  • Negotiate and close business within established company authority.
  • Maintain a qualified sales pipeline and pursue new revenue opportunities.
  • Expand existing customer relationships through cross-selling and turnkey installation services.
  • Meet or exceed established sales, gross-profit, margin, and new-account objectives.
  • Identify and recruit qualified installers/subcontractors.
  • Evaluate installer experience, capabilities, quality, and pricing.
  • Verify required licenses, credentials, insurance, workers’ compensation documentation, and manufacturer certifications as applicable.
  • Ensure required Beeson approvals and agreements are completed before assigning the project to an installer.
  • Obtain and manage competitive installation pricing.
  • Match installers with appropriate projects and communicate scope and expectations.
  • Coordinate scheduling between customers, Beeson, and installers.
  • Monitor installer quality, professionalism, schedule, and customer service.
  • Manage deficiencies, punch lists, callbacks, and corrective work.
  • Evaluate installer performance and recommend continued use based on results.
  • After selling and securing an approved installer, manage the project from contract through completion with management-level oversight, not installation labor.
  • Support scoping and preconstruction review, estimating and job costing, material procurement coordination, and special-order verification.
  • Coordinate permit/inspection needs when applicable, manage project schedules, and oversee delivery and jobsite readiness.
  • Handle change-order management, problem resolution, punch-list completion, warranty coordination, and customer acceptance and project closeout.
  • Provide escalation for safety concerns and have authority to stop or suspend work that presents an imminent or unacceptable safety risk in accordance with company procedures.
  • Document quality deficiencies and ensure corrections by the responsible installer before project closeout.

Preferred Qualifications

  • 5+ years in one or more of the following: installed building-material sales; construction business development; construction/project management; installer/subcontractor management; doors, windows and millwork.
  • Strong knowledge of: Lumber & Building Materials; Doors & Windows; Millwork; construction plans; measurements & estimating; installation requirements; construction contracts; change orders; building-code fundamentals; permits & inspections; installer management; jobsite safety; job costing; gross-margin management; outside sales; negotiation & closing.
  • Strong communication, organization, problem-solving, customer-service, and computer skills are required.
  • Valid driver’s license and eligibility to operate a vehicle as required by company policy, since regular field travel is essential.

What This Position Is (and Is Not)

  • This role is not an installer position and does not involve routine physical installation, construction, or manual labor.
  • The manager is responsible for finding, qualifying, securing, coordinating, and managing qualified installers/subcontractors.
  • The manager manages the installer, rather than serving as the installer.

Compensation and Employment Details

  • Location: High Point, NC (onsite)
  • Employment type: Full-Time
  • Classification: Salaried Exempt
  • Base salary: Starting at $60,000 annually, based on experience and qualifications
  • Commission: Commission on qualifying sales per Beeson Hardware & Lumber’s commission plan
  • Business mileage: Reimbursement in accordance with company policy
  • Travel: Regular local/regional travel to customer offices, jobsites, vendors, and project locations

Installed-Sales Scope

Installed-sales categories may include: lumber, framing, engineered wood products, doors, windows, millwork, trim, decking, railing, siding, exterior building products, specialty building materials, and other Beeson-approved products.

Compliance, Licensing, and Risk Management

  • Maintain strong working knowledge of laws, codes, regulations, and contractual requirements applicable to installed building-material projects, including North Carolina contractor and trade licensing (as relevant), the North Carolina State Building Code, local permitting and inspection requirements, OSHA and North Carolina OSHA requirements, manufacturer installation specifications, and related installation contracts, scopes of work, and change orders/customer authorizations.
  • Do not knowingly authorize unlicensed regulated work, circumvent required permits or inspections, improperly classify workers, or authorize work outside Beeson’s legally permitted contracting scope.
  • Escalate legal, licensing, engineering, architectural, or specialized technical questions outside the manager’s authority to Beeson management and/or qualified professionals.

Performance Measurement

  • Installed-sales revenue and material revenue
  • Gross-profit dollars and gross-margin percentage
  • New accounts, closing rate, and estimate-to-actual results
  • Installer cost & performance, on-time completion, customer satisfaction
  • Repeat business and referrals
  • Warranty/callback costs, and documentation & compliance
