Job Description
The Raleigh division of Chesapeake Homes seeks a Sales Manager and Broker in Charge to lead sales performance, design and execute sales strategies, mentor On-Site New Home Specialists, and align selling activities with marketing and brand standards.
Job Summary
The Sales Manager and Broker in Charge will oversee the North Carolina Raleigh division, driving sales results in line with Chesapeake Homes strategic goals. This role involves developing effective sales plans, providing hands-on coaching to On-Site New Home Specialists (NHSs) through one-on-one sessions and regular sales rallies, and coordinating with marketing, construction, and management to ensure consistent customer satisfaction.
Responsibilities

- Develop and implement sales strategies aimed at maximizing profit and meeting company sales targets
- Own and drive community sales performance through goal setting, accountability, and daily performance management
- Introduce and execute company objectives for sales and mortgage programs
- Recruit, develop, and retain top sales talent and address underperformance when needed
- Set individual performance goals and conduct annual reviews
- Ensure adequate staffing of NHSs across all posted model hours; cover sites if NHSs are unavailable
- Support professional growth of sales staff through ongoing coaching and on-site training
- Utilize Rilla voice analytics to coach and enforce adherence to the sales process
- Organize phone-a-thons, monthly sales rallies, vendor trainings, and other seminars as required
- Build a high-performing, process-driven sales team that consistently follows Chesapeake Homes sales systems
- Serve as liaison among sales, homeowners, production, office staff, and management to resolve issues and sustain customer satisfaction
- Engage NHSs in Realtor events with local associations and marketing partnerships
- Analyze competitive market data, feasibility studies, and customer profiles to inform strategy and capture market share
- Oversee quarterly competitive analyses and project data evaluations for proper market positioning
- Provide feedback on advertising, signage, POS materials, and overall brand image
- Maintain files in compliance with North Carolina Real Estate Commission regulations
- Ensure agents and the brokerage Today Homes Realty NC, LLC comply with applicable commission laws and MLS rules
- Own and manage the CRM with 100 percent follow-up compliance by the sales team
- Collaborate with marketing to support promotions and lead generation
- Initiate outreach events such as trade shows, model home openings, sales center events, and Realtor functions
- Participate in scheduled professional training seminars
- Demonstrate full sales process knowledge to take appointments onsite and guide buyers from initial visit to purchase agreement, with the ability to serve as onsite selling manager until the team is fully trained
- Report directly to the Director of Sales and Design
Requirements
- Active North Carolina Real Estate Brokers License and experience as Broker-In-Charge for a minimum of two years, with willingness to transfer to Today Homes Realty NC, LLC
- Understanding of the real estate, home-building, and home-buying process
- Three years of homebuilder sales and management experience or five years of sales experience with Chesapeake Homes
- Ability to meet tight deadlines and manage a high volume of work with limited supervision
- Comprehensive knowledge of entry-level through advanced new homes selling strategies; capable of coaching both new and experienced NHS personnel
- Own a vehicle with a valid driver's license and ability to travel day or night
- Proficiency in Microsoft Office and email communication
- Physical ability to stand and walk for extended periods, with occasional bending, lifting up to 25 pounds, and working in varied terrain; good visual and auditory capabilities
- Regular exposure to outdoor weather conditions; moderate noise level typical of sales environments
- Active NC Real Estate Broker License
