Sales Manager (salary + bonus)
Job Description
Windward Communities operates The Reserves and Walnut Ridge, and we are seeking a results-driven Sales Manager to spearhead the sales pipeline, lead a high-performing team, and nurture relationships with homebuyers and residents in Lansing, Michigan. This onsite role centers on hitting and surpassing sales goals within a dynamic, fast-growing community-focused environment, with an emphasis on guiding prospects from initial contact through ownership.
Responsibilities
- Guide customers through the complete sales lifecycle from qualifying leads and initial contact to community tours, overcoming objections, closing, and post-sale follow-up.
- Lead daily internal sales efforts by converting leads and opportunities into appointments and delivering quality sales appointments with customers.
- Encourage customers to purchase a home in the community and work to convert current rental residents into homeowners.
- Lead by example with a genuine respect for the team, community, amenities, and residents.
- Maintain frequent and scheduled follow-up to advance leads and opportunities through the sales process.
- Utilize the Salesforce platform to document all customer interactions promptly, maintain accurate data entry, generate reports, and perform data clean-up as needed.
- Collaborate with the Mortgage Loan Originator (MLO) team to ensure all home purchase applications and paperwork are submitted accurately and on time.
- Hire, train, direct, and motivate the sales team using effective management techniques and accountability measures, including goal setting and ongoing performance reviews.
- Work with the Community Manager, Regional Sales Manager, and other key staff to ensure home availability, prioritize inventory, and foster a cohesive community-level team environment.
- Perform other duties as assigned.
Requirements
- High School Diploma or equivalent experience.
- Minimum of 2 years in a sales or sales/service hybrid environment.
- Independent leadership abilities; dependable and self-motivated.
- Strong relationship-building skills and the ability to establish rapport with customers and residents.
- Agile and adaptable mindset with the ability to pivot in response to evolving business needs.
- Ability to grow, develop, motivate, and coach team members.
- Capacity to prioritize and meet deadlines in a fast-paced environment.
- Strong organizational, communication, enthusiasm, and interpersonal skills.
- Proficient computer skills, including navigating websites, spreadsheets, email, and related tools.
- A valid driver’s license, clean driving record, and automobile insurance.
