Job Description

Outdoor Dreams & Dwell Home Services is seeking a Business Development Manager to build new revenue opportunities through referral and subcontracting relationships. This hybrid role combines structured in-office prospecting with regular field time to expand a qualified pipeline and secure placements on bid lists and preferred-vendor rosters.

Key Responsibilities

  • Identify and pursue new referral and subcontracting relationships for Outdoor Dreams and Dwell Home Services.
  • Establish and maintain active relationships with builders, remodelers, architects, designers, property managers, and other strategic partners.
  • Secure placement on bid lists, preferred-vendor rosters, and approved-subcontractor programs for Dwell Home Services.
  • Develop and maintain a consistent pipeline of qualified opportunities for both companies.
  • Conduct outbound prospecting via phone calls, emails, networking, meetings, presentations, and in-person visits.
  • Maintain consistent in-office time for list building, prospect research, outbound calling and emailing, and pipeline maintenance.
  • Create and execute multi-touch follow-up strategies to advance relationships over time.
  • Learn each company’s services, capabilities, and value proposition to represent the brands credibly within residential construction, specialty trade, and home services industries.
  • Maintain accurate, up-to-date CRM records for contacts, relationship activity, opportunities, and projected revenue.
  • Manage schedule, territory, and pipeline independently while meeting defined performance metrics.
  • Report on pipeline, activity, and forecast in a recurring cadence with company leadership.
  • Collaborate with leadership, estimating, and operations to ensure opportunities are properly qualified, scoped, communicated, and transitioned.
  • Represent both companies professionally in communities, associations, and industry functions, including trade events.

Required Qualifications

  • 5+ years of outside sales or business development experience in residential remodeling, custom home building, home services, specialty trade contracting, or a closely related industry.
  • A demonstrated track record of self-generated revenue, with revenue not primarily driven by inbound or company-supplied leads.
  • Strong understanding of residential construction, remodeling, and the design-build process.
  • Ability to communicate credibly with builders, designers, architects, property professionals, and other industry partners.
  • Comfort selling both referral relationships and bid- or subcontract-based work.
  • Strong written, verbal, presentation, and interpersonal communication skills.
  • Proficiency with a CRM and standard business software, with the ability to maintain records daily.
  • Valid driver’s license, acceptable driving record, and reliable transportation.
  • Ability to satisfactorily complete a background check and motor vehicle record check.

Preferred Background

  • An established network in Central Virginia with builders, remodelers, architects, designers, or property managers.
  • Familiarity with electrical, low-voltage, technology integration, or home automation trades.
  • Experience selling to high-end or luxury residential clientele.
  • Understanding of the commercial construction bid process.
  • Experience representing multiple brands, entities, or service lines.

Compensation and Benefits

Salary: USD 75,000 - 150,000 per year (commensurate with experience).

Work Environment and Travel

This is a hybrid role based in Midlothian, VA. You will spend structured time in the Richmond co-working office conducting outbound calls and emails, building and maintaining target lists, researching prospects, and updating pipeline records. The balance of time is spent in the field meeting partners and prospects at their places of business, on job sites, and at industry events.

Travel: Regular travel throughout Central Virginia is required. Occasional evening or weekend availability may be expected for industry events, association meetings, and partner functions.
