Job Description

New Home Star seeks an on-site New Home Sales Director to oversee a multi-community operation in Colorado Springs, Colorado. The role focuses on driving sales performance, shaping strategic direction, and managing builder partnerships while building a high-performing team. Compensation ranges from USD 100,000 to 120,000 per year.

Responsibilities

  • Collaborate with a leading private home builder to guide a high-performing sales team, shape strategy, and help make homeownership a reality for buyers.
  • Own overall performance by boosting revenue, profitability, and operational outcomes across the business unit.
  • Lead and develop the sales team while aligning with the company strategy across all communities.
  • Set clear performance expectations and hold the team to key metrics, including sales targets, training participation, and a strong team culture.
  • Coach and elevate the sales team to raise performance and build bench strength.
  • Provide in-field coaching and structured development through technology platforms and face-to-face interaction.
  • Foster adoption of sales enablement initiatives and cultivate future Sales Leaders through coaching, performance management, and succession planning.
  • Monitor local market conditions, competitive trends, and buyer behavior to inform strategy.
  • Recommend pricing, marketing, and incentive adjustments to optimize results.
  • Translate insights into actionable plans to improve conversion, absorption, and overall market results.
  • Ensure operational excellence across all communities, including model home coverage, staffing alignment, and adherence to brand and presentation standards.
  • Oversee staffing strategy and cost-of-staffing performance to meet current and future demand.
  • Build and maintain strong relationships with builder partners through consistent communication, alignment, and performance delivery.
  • Ensure execution meets builder expectations and drives high Perceived Client Value (PCV) and customer satisfaction.
  • Lead business planning, forecasting, and performance reviews.
  • Monitor monthly financials and flash metrics to inform decision-making.
  • Participate in leadership meetings and strategic planning sessions, contributing to broader company initiatives and direction.
  • Achieve revenue and net sales performance goals within the assigned business.
  • Demonstrate strong employee engagement across the team.
  • Maintain high PCV and builder satisfaction.
  • Manage costs effectively to support profitability.
  • Develop and retain a high-performing sales team with a robust pipeline of future leaders.
  • Ensure consistent execution of core sales and operational expectations.

Requirements

  • Experience: 2+ years in a new home sales director role with a builder or equivalent field.
  • High-performing sales managers ready to advance to director level are encouraged to apply.
  • Proven success in driving revenue growth, developing teams, and managing business performance and operations.
  • Experience with a to-be-built, semi-custom product is a plus.
  • Leadership and strategy: strong operational and financial acumen.
  • Ability to translate strategy into execution across multiple communities.
  • Passion for coaching teams and building high-performance cultures.
  • Skills: strong leadership, customer engagement, and sales strategy development.
  • Tech proficiency: advanced computer skills including Zoom, Google Workplace, and the ability to adapt to new CRM/sales platforms.
  • Ability to quickly learn and adapt to new technologies and systems.
  • Familiarity with AI-driven tools and platforms is a plus.
  • Education/License: bachelor’s degree preferred; real estate license required within six months of hire.
  • Availability: flexible to work occasional weekends and evenings as needed.
  • Flexibility to travel between communities and attend occasional weekend/evening events.
  • Other requirements: reliable transportation, valid driver’s license, and current liability insurance.
  • A background check will be conducted.
