Business Development Manager
Job Description
Outdoor Dreams & Dwell Home Services is hiring a Business Development Manager to build new revenue through referral partnerships and bid or subcontractor placements. This hybrid role blends in-office prospecting and pipeline management with consistent time in the field, plus tight coordination with leadership, estimating, and operations teams to keep opportunities moving from first conversation to booked contract value.
What you’ll do
- Identify and pursue new referral and subcontracting relationships across both companies.
- Build and maintain active partnerships with builders, remodelers, architects, designers, property managers, and other strategic stakeholders.
- Work to secure placement on bid lists, preferred-vendor rosters, and approved-subcontractor programs for Dwell Home Services.
- Develop and sustain a consistent pipeline of qualified opportunities for both Outdoor Dreams and Dwell Home Services.
- Conduct outbound prospecting using phone calls, emails, networking, meetings, presentations, and in-person visits.
- Maintain regular in-office time for target list building, prospect research, outbound outreach, and pipeline updates.
- Use consistent, multi-touch follow-up to progress relationships over time.
- Learn and represent each company’s services, capabilities, and value proposition credibly within residential construction, specialty trades, and home services.
- Keep accurate, current CRM records for contacts, relationship activity, opportunities, and projected revenue.
- Manage your own schedule, territory, and pipeline independently while staying accountable to defined performance metrics.
- Report on pipeline, activity, and forecast on a recurring cadence with company leadership.
- Partner with leadership, estimating, and operations to ensure opportunities are properly qualified, scoped, communicated, and transitioned.
- Represent both companies professionally in communities, associations, and industry functions, including trade events.
What we’re looking for
- 5+ years of outside sales or business development experience in residential remodeling, custom home building, home services, specialty trade contracting, or a closely related industry.
- A demonstrated track record of self-generated revenue, not primarily inbound or company-supplied leads.
- A strong working understanding of residential construction, remodeling, and the design-build process.
- The ability to speak credibly with builders, designers, architects, property professionals, and other industry partners.
- Comfort selling both referral relationships and bid or subcontract-based work.
- Strong written, verbal, presentation, and interpersonal communication skills.
- Proficiency with a CRM and standard business software, with willingness to maintain records daily.
- A valid driver’s license, acceptable driving record, and reliable transportation.
- Ability to satisfactorily complete a background check and motor vehicle record check.

Performance is measured by the total closed business generated from new referral and subcontracting relationships across Outdoor Dreams and Dwell Home Services. Activities like onboarding, target-list development, meeting cadence, and partner activation are leading indicators that roll up to booked contract value from your partner network.

- Competitive annual base salary, commensurate with experience (USD 75,000 - 150,000 per year).

Work environment and travel
This is a hybrid role based in Charlottesville, VA. You’ll spend structured time in a Richmond co-working office for outbound calls and emails, building and maintaining target lists, researching prospects, and updating pipeline records. The balance of your time is in the field meeting partners and prospects at their places of business, on job sites, and at industry events. Regular travel throughout Central Virginia is required, with occasional evening or weekend availability for industry events, association meetings, and partner functions.
