Job Description

Chesapeake Homes seeks a skilled sales leader to manage the Coastal North Carolina Wilmington Division's new home sales operations onsite in Leland, NC. In the role of Sales Manager and Broker in Charge, you will develop and execute sales strategies, coach On-Site Sales Representatives, and ensure selling practices align with Chesapeake Homes' marketing, product positioning, and brand image.

Role Overview

The Sales Manager and Broker in Charge oversees the division's sales activities, implements profit-focused sales plans, and drives performance across the team. You will provide hands-on coaching to On-Site Sales Representatives, lead training initiatives, and collaborate with marketing to support lead generation and brand consistency.

Responsibilities

  • Develop and execute sales strategies aimed at maximizing profit potential and achieving Chesapeake Homes sales targets.
  • Assign quotas, goals, and territories to the sales team; monitor performance and morale on a regular basis.
  • Introduce and implement company objectives for sales and mortgage programs.
  • Recruit, develop, and retain top-performing sales personnel; address underperformance when necessary.
  • Establish individual performance goals and conduct annual employee reviews.
  • Ensure all sites are staffed with New Home Specialists during posted open model hours; the Sales Manager may cover a site if NHSs are absent.
  • Continuously challenge and support the professional growth of sales staff with ongoing coaching and on-site training for NHSs.
  • Organize and conduct phone campaigns, monthly sales rallies, vendor trainings, and other required sessions.
  • Ensure NHSs are proficient in company policies including the Sales Training Manual, Homebuilding Guide, contract completion, inventory guidelines, deposit procedures, Design Gallery processes, and missing items compliance.
  • Act as a liaison between the sales team, homeowners, production, office staff, and management to resolve issues and ensure customer satisfaction.
  • Ensure NHSs participate in Realtor events with the local Home Builders Association, Realtor Board, and other marketing partnerships.
  • Gather and analyze competitive market data, feasibility studies, and customer profiles to inform strategy and secure market share.
  • Oversee quarterly competitive analyses and evaluate future project data for proper market positioning.
  • Provide feedback on advertising, signage, point-of-sale materials, and overall company image.
  • Maintain all files in compliance with North Carolina Real Estate Commission regulations; ensure adherence to MLS rules and commission laws by agents and the brokerage Today Homes Realty NC, LLC.
  • Own and manage the CRM process to ensure full engagement and 100% follow-up compliance by the sales team.
  • Collaborate with marketing to support promotional efforts and lead generation activities.
  • Initiate and coordinate outreach events including trade shows, model home openings, sales center events, and Realtor functions.
  • Participate in professional training seminars as scheduled by the company.
  • Report directly to the Director of Sales and Design.

Qualifications and Licenses

  • Active NC Real Estate Brokers License and designation as Broker-In-Charge for a minimum of two years, with willingness to transfer license to Today Homes Realty NC, LLC.
  • Strong understanding of the Real Estate, home-building, and home-buying processes.
  • Minimum of 3 years in homebuilding sales and management, or 5 years of sales experience with Chesapeake Homes.
  • Ability to meet tight deadlines and manage high volumes of work with minimal supervision.
  • Comprehensive knowledge of modern to advanced new homes selling strategies; capable of coaching both new and experienced New Home Specialists.
  • Own a vehicle with a valid driver’s license; ability to drive during day or night hours.
  • Proficiency in Microsoft Office and Email.
  • Physical ability to stand and walk for extended periods, with occasional lifting up to 25 pounds; capable of navigating varied terrain and communicating effectively.
  • Regular exposure to outside weather; moderate noise level in work environments.

Compensation

Base compensation starts at $100,000 per year, commensurate with experience, with a bonus program available after the training period.

Location

Onsite at the assigned community within the Coastal North Carolina – Wilmington Division, Leland, NC 28451.

Work Schedule

Full-time, Monday through Friday, with weekends and nights as needed.
