Katsam Property Services is hiring a Business Development Representative to own the top of the sales funnel. This role focuses on sourcing and qualifying new business opportunities for General Managers to close, while also supporting Katsam’s brand and marketing calendar.
Role Focus
You will generate qualified first meetings, build and maintain a high-quality pipeline in HubSpot, and coordinate meeting logistics so General Managers can close with confidence. In parallel, you will help keep Katsam’s marketing activities consistent, including social posting and internal engagement communications.
Key Responsibilities
- Qualified meeting generation: Set qualified first meetings for General Managers across Dayton, Kansas City, Atlanta, and Philadelphia, with a ramp to 12 to 15 qualified meetings per month by month six.
- Outbound prospecting: Run consistent outreach to national retail owners and REITs, local and regional owner-operators, and third-party property managers using cold calls, email sequences, LinkedIn, referrals, and inbound follow-up.
- Pipeline build and handoff quality: Source opportunities into HubSpot with sufficient qualification so General Managers accept leads without kickbacks.
- CRM discipline: Log every meaningful touch the same day in HubSpot. Support General Managers in keeping their activity and opportunity records current so the pipeline stays accurate end to end.
- Meeting and site walk coordination: Confirm meetings 24 hours in advance, manage scheduling and logistics, and provide a brief account one-pager to the General Manager before every first meeting.
- Brand and marketing calendar: Maintain Katsam’s marketing and branding calendar, including a consistent LinkedIn posting cadence and support for internal employee engagement communications.
- Conference and event support: Identify and schedule target industry events, build pre-event prospect lists for attending General Managers, and complete post-event follow-up within five business days.
- Market intelligence: Track competitor activity, RFP opportunities, and ownership or management changes across the markets you cover.
Required Qualifications
- 1 to 3 years in sales development, inside sales, business development, marketing coordination, or a comparable client-facing role.
- Comfort with outbound prospecting, including cold outreach by phone and email.
- Strong written communication with the ability to draft outreach and brand content independently.
- HubSpot experience and the discipline to keep records accurate and current.
Preferred Background
- Exposure to commercial real estate, property management, facilities services, janitorial, or construction.
- Experience supporting a marketing calendar, social content, or event coordination.
- Track record in a multi-site or multi-market environment.
Schedule and Location
- Full-time
- Downingtown, PA (onsite)
- Standard business hours
- No required travel
Compensation and Incentives
- Base salary range: $48,000 to $65,000 per year
- Variable target: $10,000 to $15,000
- Actual offer depends on local market and experience
- Variable compensation is tied to qualified meeting generation and pipeline contribution rather than closed revenue, since General Managers own the close
Benefits
- Health, dental, and vision coverage
- 401(k) with company match
- Paid time off and holidays
- Direct exposure to executive leadership in a platform actively building its sales function
- Clear advancement path into Account Executive or Business Development Manager
