Job Description

The Community Sales Director oversees sales, marketing, and external referral development within the community to meet revenue targets and drive lease activity. Collaborating with the Executive Director and staff, the role concentrates on occupancy growth while delivering exceptional resident experiences.

Summary

The Community Sales Director leads revenue generation through a combination of sales, marketing, and external referrals, aiming to meet monthly and quarterly targets and maximize occupancy. The role works closely with the Executive Director and team to promote occupancy and deliver high-quality customer experiences.

Responsibilities

  • Develop and execute the community’s sales, marketing, and external referral strategies to achieve and exceed revenue targets while supporting leasing success.
  • Spend more than half of the time outside the community to generate inquiries and drive revenue targets.
  • Foster relationships with external referral sources such as health care providers, hospitals, rehabilitation facilities, planners, real estate service providers, senior organizations, special interest groups, local civic groups and leaders, and other community contacts to generate qualified inquiries.
  • Partner with the Executive Director to forecast move-ins accurately.
  • Lead training and ongoing in-service sessions for staff who handle inquiries, tours, or walk-ins to ensure effective engagement.
  • Ensure prompt, appropriate responses to inquiries with timely follow-up and a strong sense of urgency around occupancy metrics.
  • Position the Executive Director or Resident Services Director as local aging experts by facilitating introductions, joint sales calls, and strategic sales and marketing events.
  • Build and maintain relationships with national and local referral agencies.
  • Immediately engage new inquiries by phone and in person with the goal of guiding them toward a decision.
  • Conduct in-home visits or meet at influencer locations for follow-up and engagement.
  • Develop relationships with inquiries and potential residents through discovery, empathetic listening, and targeted follow-up questions.
  • Maintain the community’s CRM by entering new inquiry data and designing prompt, creative, and personalized next steps after each interaction.
  • Create exceptional customer experiences through home visits, hospital and rehab visits, highly personalized tours, and timely follow-ups.
  • Collaborate with the Executive Director to develop and implement a rolling 90-day Sales and Marketing Plan.
  • Manage the community marketing budget and operate within established guidelines.
  • Support the Executive Director in identifying first impression and rent-ready apartment opportunities and challenges.
  • Ensure smooth hand-offs of committed customers to the Executive Director, Resident Services Director, and Community Business Director for care assessment and lease due diligence.
  • Monitor the market and competitive landscape of senior living communities outside of Atria.
  • Create, promote, and execute engaging events for inquiries and local influencers, inside and outside the community.
  • Serve as a resource by educating stakeholders who advise seniors on health and alternative living options.
  • Perform additional duties as needed or assigned.

Requirements

  • One or more years of related sales experience.
  • Bachelor's degree from a four-year college or university preferred.
  • Strong customer service skills.
  • Basic financial acumen related to revenue and profitability.
  • Proficiency with computers and electronic file management.
  • Excellent organizational abilities.
  • Ability to maintain confidentiality.
  • Highly organized, detail-oriented, and capable of multitasking.
  • Flexible work hours as needed, including evenings, weekends, and holidays.
  • Driving responsibilities required; may involve a company-provided or personal vehicle.
  • Valid driver’s license.

Salary Range
