Director of Business Development — Facility & Asset Management Services
Job Description
Wellstead Management is building national growth in Facility & Asset Management Services, partnering with institutional owners who need multi-year, multi-site execution and clear, accountable representation. In this Director of Business Development role, you will own the full cycle of sourcing through closing agreements that span facilities management, property management, asset management, and owner’s representative scope.
Based in Philadelphia, PA with a hybrid setup, you will develop relationships across core decision-making teams and run disciplined, CRM-backed pipeline management to consistently convert opportunities into signed contracts.
What you will do
- Source, structure, and close multi-year, multi-site institutional agreements across facilities management, property management, asset management, and owner’s representative services.
- Own the full sales cycle: identify targets, develop relationships, develop RFP and RFQ response strategy, collaborate on pricing, negotiate, and close.
- Build and defend relationships with Facility Directors, VPs of Real Estate, COOs, and procurement leadership across hospital systems, universities, pharma and life sciences campuses, and commercial portfolios.
- Work directly with the Managing Partner on deal structure, pricing, and contract terms with no layers or committee process.
- Maintain a disciplined pipeline in CRM and forecast accurately.
- Expand existing accounts by driving service-line growth.
What you bring
- Personal experience closing multi-year contracts for facilities management, property management, asset management, or owner’s rep services for institutional owners, not one-off projects, staffing placements, or equipment sales.
- Track record leading or heavily contributing to winning RFP responses for hospital systems, universities, or public-sector owners, with an understanding of real procurement cycles.
- Live relationships with facility and real estate decision-makers in at least one core vertical.
- Understanding of how integrated FM and owner’s representative contracts are priced, scoped, and defended, including management fee versus cost-plus versus fixed structures, transition risk, and KPI/SLA components.
- Comfort serving as the primary BD leader in meetings and operating without heavy air cover.
- Bachelor’s degree or equivalent operating experience.
Compensation and work details
- Base salary: $100,000 to $150,000
- Commission: Uncapped commission on contracts you close, paid quarterly
- Total pay range shown: $100,000 to $200,000 per year
- Work location: Remote (Northeast U.S. preferred) | Full-time
